With summer in full swing and Pride month kicking into gear, it’s official: Staying in Fire Island Pines is more expensive than ever.

“It’s the most dynamic market I’ve seen since I’ve been coming out here,” says Pines broker Vincent Petrarca. “I would say that since the first wave of Covid we’ve seen rentals increase by 20%, which is a lot.”

New Fire Island aims to solve the problem of an accessible, sustainable, remote working, and exclusively gay European holiday community, using the proven Fire Island formula.

Where Will New Fire Island Be?

The leadership team will shortlist possible locations in the Mediterranean and those on the waitlist will be able to vote for their preferred location and other key decisions.

Near major airport and ground transport.

No major noise, roads or industries nearby.

Green with trees, adequate rainfall, tolerant plants.

Maximum half day travel door-to-door from London.

South facing beach.

Dramatic topography.

Favourable tax and planning environment - complete planning control.

Feeling of insulation: Island, peninsula, or national park.

Access to volume builders, supply chains, show homes etc.

Size: 1 km2 / 100ha +, to provide a feeling of escape.

Some existing infrastructure - e.g. structures, boat facilities, potable water.

Good weather and length of core season - combination of mean temperature, swimming season, prevailing winds etc.

New Fire Island aims to have owner-occupied properties at a price point accessible to a younger generation that has been priced out of Provincetown or Mykonos.

Target: US$500,000 for a four bedroom freestanding house with a pool, in gay paradise. Now, it is our turn to benefit from gentrification, not suffer through it.
